The Thought
We take a good look at an underperforming office to check out the history and local market if we don’t already know it, over the years we have covered all the major UK regional cities.

The Recce
We always visit potential assets we manage. How can we advise you if we haven’t walked it from the train station to the front door, or walked along the building's corridors or clambered over the roof (always with PPE of course – we’ve got our own hard hats!)

The Talk
We’ll meet, to figure out what’s possible. Sometimes it’s terminal; offices have had a tough run, and we won’t waste your time trying to revive one that won’t perform. With millions of sqft owned across the UK, we can advise on the best exit. If we can help and most often we can - we’ll outline our approach, costs, and timing.

The Deal
If you like what you hear we broker a deal. It’s a relationship. You want your asset to make you money, we want to feed our team. The deal can be brokered in many ways.
How we structure our fees.

Most people pay a flat rate monthly fee for an initial set period of 12 months then rolling.

We also work on performance based with hurdles, we can still jump, so if we feel the deal is big enough then sure.

There are always those that are sceptical and want us to “invest in them too.” As we don’t take on assets that won’t perform we’ll happily share your big upside by throwing in part of our fee as an investment.
How are we going to make your life easier? The answer is simple: we take on all or some of the work that a landlord should be doing but either doesn’t want to or doesn’t have the expertise to do.
Some of our clients give us the keys and a budget and let us get on with it. Others prefer daily or weekly updates, quarterly reports or board presentations. The level of reporting is tailored to clients’ specific needs.
How we’ll deliver for you.

If the property is boring, we redesign it, we make it look cool and give it its own personality.

Ensure the building is wind and watertight, efficient and safe.
Appoint or replace a property manager if the current one is underperforming.
Set and manage the service charge budget.
Keep one eye on the future: plan and instruct PPMs so there are no surprises — leaky roofs or failed boilers!

We talk to every tenant — face to face. Yes, sometimes I vanish into a business centre for a few days and emerge with a beard, long hair, and a stack of business cards and a load of tenant gripes (heating and parking top the list).

We hustle our agents and the local team to get space let. We handle heads of terms, letting deals and negotiations — cutting deals based on our deep knowledge of the property or a wider portfolio.

We monitor performance: rent coming in, costs and cash drags like rates or shortfalls.
